1. As our guest, by signing this agreement, will be liable for the costs of all repairs or damages occurring during rental. The $100.00 (pet) cleaning/damage deposit will be not charged to your credit card within 5 days of checkout, if the house has been vacated at the agreed time, there are no damages, no pet evidence, and the house has been left in the same condition as when rented. See departure check list to insure return of deposit. Your credit card will be charged a $10.00 processing fee on the balance of the rental, and the $100.00 cleaning damage deposit after your departure if the house is not left in the same condition as when rented and no evidence of a pet, such as pet hair etc. We will notify you before we charge your credit card.
2.As our guest you will maintain the house in clean, orderly and law-abiding manner. Dale and I all have the right to enter and inspect the premises at any and all reasonable times.
3. Absolutely, no dogs, pets, birds or animals shall be kept on the premises without the knowledge and consent. If there is evidence of a pet, such as pet hair, your deposit will not be returned.
4. No alterations, redecorating or moving of furniture to the deck, from the deck or from the house to the beach.
5. We do not rent to tenants under 25 years of age, unless it is discussed prior to your rental. Only the agreed number of guests per rental. Our maximum is 4 adult guests per house. Any reservations made under false pretenses will forfeit your cleaning deposit, there will also be an additional $50.00 per person charge.
6. We will give you credit toward a future rental in the event the island is evacuated due to a tropical storm or hurricane.
7.In the event of a hurricane or tropical storm and the island is evacuated, we will credit your rental to another time. You will not receive a refund.
8.We will cancel your reservation if we receive notice of cancellation at least 15 days prior to your reservation. However, there is a $50.00 cancellation fee.
9.Your signature indicates that you will exercise normal caution, vigilance and supervise any person or persons in your party, including children, and that you will "Hold Harmless" the property owner (Dianne Ryan) from any and all loss, cost, claim, damages and liability of any kind, including attorney's fees.
10.Your signature gives us the permission to charge the $10.00 credit card transaction fee, deposits, balance of rental and cleaning/pet/damage deposit.
